Tenant Criteria

To rent with Agave Properties then you need the following:

  1. All applications are received online at http://www.agaveproperties.com/
  2. Every applicant 18 years or above needs to fill in a separate application.
  3. Monthly income (before tax) proof is required and it should be at least 3 times the amount of the rent.
  4. Minimum 12 months of employment without any break in the same kind of work.
  5. Minimum of 12-months of rental history.
  6. Rental history has to be clean without any outstanding balance and dues, no repossession on your record, zero eviction history, unlawful detainee history.
  7. Clean and established credit history is required (no outstanding judgments and unpaid collections).
  8. If there is a bankruptcy history it should be minimum 5 years old; and there should be 3 new trade/credit lines made after that with no recent negative history.
  9. One photo I.D. issued by government is required.
  10. Criminal background and credit report checks are conducted on all applicants.
  11. Application fee of $50 per applicant is charged. This is non-refundable and is received through credit card, cash, cashier's check or money order.
  12. Maximum occupancy of rental property is 2 people per bedroom (e.g., 2 bedroom = 4 people, 1 bedroom = 2 people)
  13. Pet Policy – If pets are allowed then there are requirement/restrictions i.e., Minimum age 2-years; vaccinations proof; house broken; proof of renter's liability insurance; $350 per pet additional security deposit is charged; we do not accept pets on the restricted breeds list (e.g., Pit Bull; Rottweiler; Doberman).
  14. Per Federal Trade Commission all personal information will be kept in locked file for required amount of time then disposed of in our office via paper shredder.
