Screening of Tenants

Thorough applicant screening for prospective tenants is paramount to successfully leasing and managing your property. With Agave Properties as your property manager, you can be assured that we will do everything possible to assure the best qualified tenant lease your property. We adhere to strict policies regarding credit, rental history and employment verification.

Lease Agreement with Tenants

All of the leases we sign with our tenants are 12 month terms, unless the owner approves a longer period. Our leases typically begin and end from March to August ensuring the highest market rental rates. We only use Texas Association of Realtors or Texas Apartment Association lease agreements.

Marketing and Advertising

Effective Marketing is the key to quickly securing qualified tenant applicants for your property. Agave Properties will advertise your property in the following ways:

Evaluation of Rent

Our Austin Property Management experts consistently monitor the changing economic and market trends that effect rental rates. We conduct an annual market analysis of each property under management to ensure that our properties experience low vacancies and the highest rental rates.

Direct Deposit

We offer direct deposit of owner's disbursements via ACH protocol. These are usually initiated on the 7th-9th of every month.

Comprehensive Online Reporting

We run an online portal for the ease of all our property owners. Here you can have a look at all your monthly statements, property history, tenant payment history and work order history. You can learn about the present condition of your property at all times.

Accounts Payable

Our accounting experts track all expenses and services related to our properties. Some of these bills include: HOA dues, landscaping, utility bills, and any other maintenance required.

Thorough Documentation

We keep complete documentation of all property, owner, and tenant information and records. These records are professionally maintained for a minimum of 7 years. These include but are not limited to, move-in and move-out forms & pictures, leases and notices, and copies of original invoices paid on behalf of the owner.

Repair and Maintenance

We have long standing relationships with trusted vendors to service any of your property's maintenance needs. We are able to negotiate some of the lowest rates in the area. We try to utilize our handymen as much as possible as this keeps cost down. However, we have good relationships with licensed HVAC, Electrical, Plumbing, Roofing, etc. vendors. We are on call 24 hours a day, every day of the year to address any maintenance emergencies.

Conduct Evictions on your behalf

In case a tenant fails to pay rent or violates any other clauses of the residential lease, we will take care of the eviction process for you. We are well versed in local tenant law and understand how to navigate the eviction process. We will keep you abreast of the eviction process every step of the way. That being said, we strive to resolve any issues before they get to the point of eviction.

Regular Property Checks

We perform a property inspection at least once a year. We have also trained all of our handymen to conduct full inspections of our properties anytime they are on-site. This usually leads to your property being inspected 2-3 times a year. We document any tenant negligence with pictures and videos. Be sure to ask us about our preventive maintenance programs that can lead to fewer future repairs.
